Everett Mall Redevelopment Confirmed to Include Topgolf, Shake Shack, and Boot Barn
EVERETT. The ownership group for the Everett Mall has confirmed that Topgolf will remain a component of the shopping center's planned transformation, which will also introduce Shake Shack and Boot Barn to the location. The statement was issued Thursday.
This confirmation follows a pre-application permit submitted in April by the property owner, Brixton Capital, to city officials. That filing did not list a facility for the recreational golf company as part of the redevelopment project, which is known as The Hub @ Everett.
City staff had previously approved permits for a 68,000-square-foot, three-story Topgolf building featuring a driving range in January 2025. At the time, the owner stated that the newly submitted permit filing, which detailed an office building, parking, a small clubhouse, a pool, and open space in place of Topgolf, represented only one potential option for the site, and that a Topgolf facility might still be established in Everett.
Representatives for Topgolf and the property owner announced in a press release that a facility remains planned for the southeast corner of the mall.
"Topgolf remains excited and committed to bringing a high-energy, technology-enabled golf entertainment experience to The Hub @ Everett," stated a Topgolf spokesperson in the release.
The release indicated that the California-based real estate investment company is currently in negotiations with multiple other national retailers regarding the remainder of the redevelopment.
"Brixton Capital believes that creating a successful community gathering place requires curating an incredible mix of retail shops, restaurants, and entertainment options," said Eric Li, managing director of retail leasing for Brixton Capital, in the release. "However, it also involves helping spur job creation opportunities that support the local community."
According to the release, Brixton Capital has secured leases for the fast-casual restaurant Shake Shack and the apparel retailer Boot Barn. These stores are expected to open in late 2028, with construction scheduled to commence in November.
For Everett residents, the nearest Shake Shack is located in Lynnwood, while the closest Boot Barn is in Marysville.
The release stated that Boot Barn will occupy a 20,028-square-foot storefront, taking over part of the space previously held by At Home stores. Shake Shack will occupy a 3,475-square-foot storefront near Old Navy.
The interior of the mall is currently closed for renovations. Several retailers, including Trader Joe's, Ulta, Five Below, and Old Navy, will remain open and continue to operate within the shopping center after the redevelopment.
Plans to redevelop the 52-year-old mall have been under consideration for several years. Everett Mayor Cassie Franklin first announced the project during her 2024 State of the City address.
"For the last few years we've been working closely with the team at Brixton, the owners of the Everett Mall," she said in her speech. "We wanted to see the space re-imagined to better meet our community's changing needs."
The release indicated that the planned redevelopment will transform the formerly indoor mall into an outward-facing center for retail, dining, and entertainment.
"We are honored to be giving new life to a place that has played an important part in the lives of so many nearby residents," Li said.
